Quick answer (30 seconds): Japan's rainy season (tsuyu (梅雨)) and summer push indoor humidity to roughly 70-80%, and airtight modern apartments with little sunlight trap that moisture — so kabi (mold) is a near-universal first-summer problem, not a sign you're doing something wrong. The fix is layered: run your air conditioner's dry mode or a dehumidifier daily, keep air moving with a fan or gaps between furniture and walls, use moisture-absorbing packets (joshitsuzai (除湿剤)) in closets, and ventilate the bathroom and windows every day. If mold already appeared, a chlorine-based cleaner used correctly (never mixed with acidic products) usually removes it — and documenting your apartment's condition at move-in protects your security deposit if mold becomes a move-out dispute later.
Why Japanese apartments get moldy so easily
If you've never lived somewhere this humid, the first tsuyu season can be a shock. A few structural reasons make Japan unusually mold-prone compared to drier countries:
Humidity is genuinely extreme. Tokyo's average relative humidity climbs to roughly 75-76% in June and July, the highest months of the year, well above the 60% threshold most health authorities consider the ceiling for controlling mold growth indoors.
Modern buildings are airtight. Energy-efficient, insulated reinforced-concrete apartments are great for air conditioning bills but terrible for passive airflow — without deliberate ventilation, moisture has nowhere to go.
North-facing rooms and closets stay cold and damp. Rooms with little direct sun, and enclosed storage like the built-in closet (oshiire), never dry out the way sun-exposed rooms do — cold surfaces plus humid air is exactly the combination that creates condensation (ketsuro (結露)).
Concrete holds moisture longer than wood. Reinforced-concrete apartment blocks are more airtight and slower to dry than older wooden housing, so humidity lingers once it gets in.
Daily habits add water vapor. Drying laundry indoors, cooking, and showering all add moisture to a sealed room — and indoor drying is extremely common in Japan, since rain, pollen, and privacy discourage outdoor drying.
None of this means your apartment is defective — it means humidity control has to be active, not passive, for about four to five months a year (tsuyu runs roughly early June to mid-July, with humid heat continuing into September).

Room-by-room mold prevention
Closets and storage (oshiire)
The built-in closet is the single biggest mold risk in most Japanese apartments, because it is enclosed, poorly ventilated, and often packed with futons and clothes that block airflow.
Leave a gap. Don't stack boxes or futons flush against the back wall or side panels — leave a few centimeters of air space.
Use a raised rack (sunoko). A simple slatted wooden platform lifts stored items off the closet floor so air can circulate underneath, which is the single most effective low-cost fix.
Add moisture-absorbing packets. Silica-gel or calcium-chloride joshitsuzai packets are sold at every drugstore and supermarket, and are cheap and effective in enclosed spaces. Replace once the indicator window shows saturation.
Open the doors regularly. Even 10-15 minutes a day, ideally with a fan pointed inside, makes a real difference.
Don't put damp laundry or a wet umbrella inside — anything even slightly damp adds humidity to an already poor-airflow space.
Bathroom (ofuro/o-furo)
Japanese bathrooms are usually a separate wet room, which helps contain moisture — but only if you ventilate it properly.
Run the exhaust fan (kanki-sen (換気扇)) during and for at least an hour after every shower or bath. Many units have a 24-hour "always on, low speed" mode specifically designed for this — use it if you have one.
Squeegee the walls and floor after showering to remove standing water, which is where mold spores establish fastest.
Leave the bathroom door or a window cracked if there's no working fan, to let humidity escape rather than migrate into the hallway or bedroom.
Check the rubber seals around the tub and sink periodically; black mold on silicone caulk is common and is usually a cosmetic/cleaning issue rather than a structural one.
Windows and condensation
Single-pane aluminum window frames, standard in most Japanese apartments, conduct cold straight through, so condensation on the glass and frame is extremely common in winter and during humid spells.
Wipe down condensation daily with a squeegee or cloth — pooled water on a windowsill is a direct invitation for mold on the frame, curtains, and nearby wall.
Use an anti-condensation window sheet or absorbent tape, sold cheaply at home centers, along the bottom of the frame to catch runoff.
Keep curtains slightly away from the glass and open them during the day so the window area gets airflow and light.
Futon and tatami
Because many people sleep on a futon (布団) directly on tatami (畳) flooring, moisture from your body has nowhere to go overnight unless you manage it.
Air out your futon regularly — hang it outside on a sunny day, or use an electric futon dryer (common and inexpensive in Japan) if you lack balcony access or live somewhere pollen/rain makes outdoor airing impractical.
Use a breathable base. A slatted bed frame or moisture-wicking mat between the futon and tatami dramatically reduces trapped humidity.
Fold and store the futon in the closet during the day rather than leaving it flat on the floor, so the tatami underneath can breathe.
Vacuum the tatami surface periodically — tatami is woven and traps dust and moisture more than a hard floor.
Choosing the right tool: dry mode, dehumidifier types, fans, and packets
There is no single "best" tool — most residents combine two or three depending on the room and season. Here's how the main options compare:
Tool
Best for
Pros
Cons
Aircon dry mode ("dry"/"joshitsu" setting)
Whole-room control while you're home
Already installed; no extra device; cools slightly too
Only works in that room; running cost varies by unit, so we don't quote a figure
Compressor dehumidifier
Warm, humid rooms (living room, bedroom in summer)
Generally the more energy-efficient choice in warm weather; strong extraction
Heavier; loses efficiency and gets noisier as temperature drops
Desiccant dehumidifier
Closets, cold rooms, winter use
Works well in cold spaces; lighter and quieter; often adds light heat in winter
Generally uses more electricity than compressor units in warm rooms
Hybrid dehumidifier
One device for all seasons
Combines both technologies, so it performs reasonably in warm and cold rooms
Costs more upfront
Exhaust fan (kanki-sen)
Bathroom, kitchen, toilet
Already built in; removes moisture at the source; cheap to run
Doesn't help living/bedroom humidity; needs consistent use
Moisture-absorbing packets (joshitsuzai)
Closets, shoe cupboards, under-sink
Very cheap, no electricity, no outlet needed
Only for small enclosed spaces; needs regular replacement
Circulator fan
Any room, alongside aircon or a dehumidifier
Cheap to buy/run; prevents "dead air" pockets where mold starts
Moves air only — doesn't remove moisture by itself
A practical combination: aircon dry mode or a compressor dehumidifier in the main living space during tsuyu and summer, joshitsuzai packets in the closet year-round, the bathroom kanki-sen after every shower, and a small circulator fan for rooms with poor natural airflow.
If mold has already appeared: safe cleanup
Finding a patch of kabi on a wall, window frame, or bathroom caulk is common and usually fixable yourself if you catch it early.
Ventilate the room first — open a window or run the exhaust fan before you start cleaning.
Wear gloves and, ideally, a mask. Disturbing mold releases spores into the air.
Use a chlorine-based mold remover ("kabi-killer"-type spray products, widely sold at drugstores and supermarkets) on hard, non-porous surfaces like tile, caulk, and window frames, following the label's contact time.
Never mix chlorine-based bleach with an acidic cleaner (vinegar-based cleaners, some toilet bowl and drain cleaners, and rust removers are common culprits). Mixing chlorine bleach with an acid releases chlorine gas, which irritates the eyes, throat, and lungs and can cause serious harm at higher concentrations. Bottles that carry a warning meaning roughly "never mix" (mazeruna kiken) are telling you exactly this — take it seriously and never combine cleaning products.
Rinse and dry the surface completely, then fix the underlying cause (ventilation, condensation, an overpacked closet) so it doesn't come straight back.
For mold on fabric, tatami, or a large area (roughly larger than an A4 sheet), consider a professional cleaning service — DIY chlorine treatment can discolor or damage porous materials.
Move-out, security deposits, and mold responsibility
Mold can turn into a financial dispute if you're not careful, so it's worth understanding the framework landlords and management companies use in Japan.
Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT) publishes a widely cited guideline on "genjou-kaifuku" — restoring a rental to its original condition at move-out. Under that framework, the responsible party for mold generally depends on the cause:
Mold caused by a structural or design issue — for example, a building with genuinely inadequate ventilation, or a chronic leak — is treated as the landlord's responsibility, similar to normal wear and tear.
Mold caused by the tenant's failure to ventilate or maintain the space — for example, never opening the closet, drying laundry indoors constantly with no airflow, or ignoring visible condensation for months — can be billed to the tenant.
The guideline isn't itself a law, but Japanese courts and rental management companies reference it heavily, and elements of it were folded into the 2020 Civil Code reform. In practice, documentation matters:
Photograph every room, including inside closets, on move-in day, before you've moved anything in, and keep a dated copy.
Report any existing mold, damp smell, or condensation to your landlord or management company in writing as soon as you notice it, rather than living with it — this protects you if it's used against you later.
If you're charged for mold at move-out and believe it was a structural issue, push back and reference the MLIT guideline — many disputes resolve once a tenant shows they know the framework.
Health effects: what to know, when to see a doctor
This is general information, not medical advice. Health authorities that study indoor mold report it can cause a stuffy nose, sore throat, coughing or wheezing, and eye or skin irritation in otherwise healthy people, with more serious reactions possible in people with asthma or mold allergies. Research also links damp indoor spaces to worsening asthma and new-onset asthma symptoms, and immune-compromised people face a higher risk of lung infections from mold.
If you notice ongoing respiratory symptoms or allergy/asthma flare-ups that track with time spent at home, mention your apartment's mold/humidity situation to a doctor, and address the source rather than only treating symptoms. Our guide to finding an English-speaking doctor in Japan is a good starting point, and our OTC medicine guide covers what's available for mild allergy symptoms in the meantime.
Frequently Asked Questions
Why does my Japanese apartment get mold so easily?
Japan's summer humidity regularly sits around 70-80%, well above the roughly 60% level most health authorities consider the ceiling for controlling mold, and modern airtight apartments trap that moisture unless you actively ventilate. Enclosed spaces like closets, north-facing rooms, and areas with little airflow are the most affected.
Is aircon dry mode cheaper than running a dehumidifier?
It depends on your specific unit, room size, and humidity level, so there's no universal number. As a rule of thumb, aircon dry mode is convenient since you already own the unit, while a dedicated compressor dehumidifier is often stronger for one very humid room. Many residents use both.
What is the best type of dehumidifier for Japan's summer?
For warm, humid rooms during tsuyu and summer, a compressor-type dehumidifier is generally the more energy-efficient option. Desiccant models perform better in colder rooms or during winter, and hybrid models aim to handle both seasons reasonably well at a higher upfront cost.
How do I stop mold in my closet (oshiire)?
Leave air gaps between stored items and the closet walls, use a raised slatted rack (sunoko) so air can move underneath your futons and boxes, place moisture-absorbing joshitsuzai packets inside, and open the closet doors for ventilation for at least 10-15 minutes a day.
Is it safe to mix bleach-based mold remover with other cleaners?
No — mixing a chlorine-based mold remover with an acidic cleaner (vinegar-based products, some toilet or drain cleaners) releases toxic chlorine gas, which is a genuine health hazard. Always use chlorine-based products alone, in a ventilated room, and never combine cleaning chemicals. Bottles marked "mazeruna kiken" are warning you about exactly this risk.
Will I be charged for mold damage when I move out?
It depends on the cause. Under Japan's MLIT restoration guideline, mold from a structural or ventilation defect is typically the landlord's responsibility, while mold from the tenant's failure to ventilate can be billed to the tenant. Photographing your apartment at move-in and reporting mold issues in writing as soon as they appear are the best ways to protect your deposit.
Can mold in my apartment make me sick?
Mold exposure can cause nasal congestion, coughing, throat and eye irritation in healthy people, and more serious reactions in people with asthma or mold allergies, according to health authorities that study indoor air quality. If you notice ongoing symptoms that seem tied to your home, mention it to a doctor and address the underlying humidity/ventilation issue.
How long does Japan's rainy season (tsuyu) last?
Tsuyu typically runs from early June to mid-July in most of mainland Japan, though exact dates vary by region and year. Humidity stays elevated well beyond that, through the hot, muggy summer into September, so mold prevention is really a multi-month routine rather than a one-time task.
